General

The rental of the cottage is only for the purpose of a holiday and sub-letting is not permitted.

The maximum number of people permitted to occupy the cottage is not to be exceeded.

We regret that we cannot accept bookings for groups of single people under the age of 25.

Entry to the cottage is from 4pm on the agreed arrival date. The cottage is to be vacated by 10am on the morning of the departure date.

Visitors will ensure that no nuisance or disturbance is caused to other local residents.

Smoking is not permitted inside the cottage.

We regret that pets are not permitted.



Loss, Theft or Damage

Visitors shall take all reasonable care of the cottage and its contents, leaving them in the same good condition as they found them. All rubbish is to be removed from the premises at the end of the stay.

Visitors are legally bound to reimburse the owner for any loss or damage or extra cleaning costs beyond fair wear and tear.

Whenever leaving the cottage unoccupied during their stay, visitors shall ensure that the cottage is locked and secure.

The cottage owner is not liable for any damage or injury to any member of the visitor’s party or their property throughout the period of their let of the cottage.

To protect the wooden floors, we would be grateful if ladies could refrain from wearing stiletto heels inside the cottage.



Booking

We require a deposit of one third of the total holiday cost when making your reservation.

The balance of the holiday cost is to be paid at least six weeks prior to the arrival date. Failure to comply may result in the loss of your deposit and cancellation of your holiday.

Where the booking is made less than six weeks before the start date of the holiday, payment is required in full.

Cheques and postal orders should be made payable to Susan Crooks.

Cash payments must be sent by registered post as no responsibility can be accepted for loss.



Cancellation

Any cancellation made by the hirer for whatever reason should be communicated as soon as possible in writing.

In the event of cancellation every effort will be made to re-let the cottage but if a substitute cannot be found, the hirer will be responsible for paying the period of tenancy booked.

If the cottage is re-let for the whole period, all monies paid will be refunded less a charge of £50 per week booked (to cover extra advertising, marketing and administration costs due to the cancellation). For this reason the purchase of holiday cancellation insurance is strongly recommended.

Any booking for the cottage can be treated as cancelled if the balance of payment is not sent by the date agreed on the booking.

Should accommodation booked become unavailable due to circumstances beyond our control a full refund will be given.
